Your kids will love building these with you - Great bonding project for the whole family
Unless requested otherwise, plans will be provided in Metric for Australian sales and Standard for American sales
These full working plans include all dimensions for cutting every component
All angle cuts, all notches, rebates, trenching etc. have all been worked out for you and every dimension is down to the millimetre !
All joint connections are designed using the old fashioned craftsmanship style - no metal brackets or fixings required
The construction has been designed using the latest state of the art 3D software to ensure that every part fits correctly
All you have to do is cut each member to the fully dimensioned and detailed drawings provided and then assemble like a jigsaw puzzle
I have also provided the dimensions for the corrugated roofing and quantities required (where applicable)
The main Cubby House measures 82.67inches wide by 70.8 inches deep and the front porch deck measures 82.67 inches wide by 66.9 inches deep
Cubby House internal dimensions are, floor to top of side wall = 59 inches, floor to underside of ridge line = 82.67 inches
The Sand Pit measures 89.96 inches wide by 138.18 inches deep overall including the Garden Planter Beds which are 13.18 inches wide
The height of the Sand Pit is 23.62 inches allowing for a depth of 19.68 inches of sand without and sand over flowing
The overall dimensions are 172.63 inches wide by 137.79 inches deep (long)

Hints and Recommendations
It is recommended that you use either LOSP treated timber (my preference) which comes treated and pre-painted, or other rot and termite proof timber
Use only bolts and screws with a recommended coating for treated timbers to help avoid erosion of the fixings – I prefer to use screws rather than nails, a far better connection and no risk of hammer marks on the timber.
If choosing to paint, applying at least 2 coats of paint to all cut ends, notches etc. before assembly helps to ensure that no timber is exposed to the elements and thus protecting it further from water rot or termites.
A light sanding between coats helps to give a great smooth painted surface
By fully painting the entire structure and letting it dry before placing the roof sheets on, ensures that no paint gets on the underside of the roof iron leaving a superior painting job
Do as many cuts as possible using a mitre saw with a fine tooth blade, this will give a nice straight cut and better surface for painting
Please follow all safety guidelines when using power tools and machinery
Format of Plans
Working design and construction plans will be supplied ready for printing in A4 and/or A3 size for easy printing on most home printers
All plans have been drawn to scale and will print to scale enabling quick dimension check by the builder if required with a scale ruler
Every intricate individual part of the design has been drawn to scale and they are usually on their own sheet
A final component drawing is provided to show the location of all parts
All designs are based on a flat and level ground/site. Any variations with the level will need to be taken into account before cutting any posts to length
Footing sizes required can vary depending on your wind zone, terrain category and site location, but usually 300x300x300 deep would suffice
